What is Threshold?

Threshold is the modern property management company for passive owners in South Florida. We're new, so we're doubling down on trust. Threshold's model aligns our interests with yours, the owner. That means we're incentivized to actually save you money on maintenance, leasing and operations. The more actual distributions we generate for you, the more we earn too. We're building our own technology stack to automate operations and create a wonderful resident experience in your property. We all know that a happy resident is better for everyone!

How much do you charge?

Leasing:

Thresholds leasing fee is $500 to place a tenant. This is half the cost of our competitors. Threshold markets properties in MLS and over 500 websites. All applicants are screened for credit score, criminal history, sex offender status, past evictions, income verification and references.

Management:
Our fee to manage a unit is 6-10% of the collected rent per month. This depends on the size, location, and asset class. Clients with more units or large portfolio can discuss details over phone. Management fee is not charged while a unit is vacant.

Renewals:
When a Tenant’s lease is renewed Threshold charges a flat fee of $250 to inspect property prior to renewal, perform rental market analysis to help owner determine new rent, and sign new lease agreement.

This brings our overhead expenses way down, lets us scale and pass savings onto you. Rest assured, we'll never automate our service to you, the owner. 24/7 we're on-the-ground in South Florida to answer your calls and bring you ultimate peace of mind.

You're exactly right, we launched in April 2023. However, the founders have been managing properties for over 25 years! Both grew up in tight-knit real estate families and have done every job (cleaning, accounting, leasing, marketing, rent collections, many more). Are you licensed and insured?

Yes. We operate as a properly licensed team of Sunland Real Estate, Miami's leading waterfront homebuilder and broker. We're also fully insured up to $500,000.

Is it easy to onboard and cancel?

Yes! We can get your property onboarded in less than an hour and you can always cancel with 14 days notice. Plus there's absolutely no fees until you get the first distribution
