Our Maintenance Process
Threshold Property Management follows a structured, transparent, and timely maintenance process designed to protect your property’s value and ensure tenant satisfaction.
1. Report Issue
Tenants can submit maintenance requests 24/7 through our online portal or by phone. Every request is logged, time-stamped, and prioritized.
2. Inspect & Assess
A licensed contractor is dispatched within 24–48 hours to assess the issue. Photos and notes are uploaded for owner review.
3. Owner Approval
- Under $500: Automatically approved and repaired immediately.
- Over $500: Sent to the property owner for review and approval.
4. Work Completion
Repairs are completed to code by approved vendors. Completion photos and reports are uploaded to the portal.
5. Follow-Up
We verify all work and contact the tenant to confirm satisfaction. Repeat issues are flagged for deeper inspection.
6. Preventive Maintenance
Scheduled inspections of HVAC, plumbing, and electrical systems prevent costly breakdowns and extend asset life.
7. Turnaround Standards
- Emergency: Same-day (2–4 hours)
- Urgent: 24 hours
- Routine: 48–72 hours
