Are there any hidden fees?

No. Our pricing is clearly defined — management percentage, leasing fee, and renewal fee. We do not add maintenance markups or surprise administrative charges.

How is the management percentage calculated?

The 7–10% rate is applied to monthly collected rent, not projected rent. The exact rate depends on portfolio size, property type, and complexity.

Do you charge maintenance markups?

No. We coordinate licensed vendors and pass through actual vendor invoices. There are no percentage-based maintenance markups added by us.

What happens if the property is vacant?

Management fees apply only to collected rent. If the property is vacant, you are not paying a percentage management fee during that period.

Can I cancel the agreement?

Yes. Our agreements are straightforward and designed for long-term alignment, not lock-in tactics. Details are clearly outlined during onboarding.

Do you manage condos and HOA properties?

Yes. We manage single-family homes, condos, and multifamily assets, including properties with HOA restrictions and compliance requirements.
